The property owned by Wayne State near the SB side of the Lodge Freeway on Holden St. near Trumbull/Lincoln streets is almost invisible from the highway aka JC Lodge

Holden
near Trumbull/Lincoln streets is almost a cul de sac...and a train runs through it.Thia may preserve the property and keep it form being santized like Dequindre Cut. Of course as a biker they had to make the Cut nicer, but this area at 1331 should stay somewhat gritty- All great cities have some gritty.
Of course it will have to feel and be safe even late night. In NYC this would also be the site of a club like Jackie 60. (The club only moved went the rent got sky high- now it is the Fashionable Meat Packing District!)
How to you keep the gritty and make it safe? It is called Community Policing and It does not always embrace Broken Windows theory . What it does embrace is lighting, street fairs and events on an ongoing basis, paint nights where people can either fix something or be creative, and police who wear the polo shirts and (not the Robocop gear) when they have outdoor/ indoor monthly meetings for the zip-code/neighborhood.
Either that or the area polices the Gritty/fun area themselves.
I can speak to this because for 5 years I was an auxiliary policeman in the NYPD (everything but the gun)!
Without a gun I had to be able to communicate and observe and interact with street people ,gentrifiers,neighborhood busy bodies and the occasional kid who needs a positive activity (PAL) for the athletes , planting a garden, painting a mural...doing an community project with Seniors , etc
48208 needs to keep the 1331 Holden area as well as its art park on Grand River and installations on Trumbull

this area is
quietly Detroit's the second art district
The original (1st) art
district straddles the Woodward - Cass avenue corridor and includes
Hilberry Theater , DIA, Center for Creative Studies, Charles Wright
African American Museum, Mocad, Children's Museum, Detroit Historical Society
...all represent the established art entities and will not
disappear...If the bankruptcy did not kill them, nothing will.
The second art district
runs from Lincoln (Trumbull) to Scripps Park where Trumbell runs into Grand River. There is a brick wall with a wheatpaste but not sure if its a Swoon.
what will you see?
I decided to walk over to
Jumbos Bar to say Hi (it is an institution in
Cass Corridor since 1940) and
then I walked up 3rd street to get across the Ford freeway to see this
car sculpture on 4th street.
Holden does not let you
easily drive onto 4th street
It is a cul de sac
... both the Lodge and the Ford freeways form borders You technically go over a parking lot to
reach it
in the map Google provides you drive on a very
short
Unnamed road(the parking lot)
It was easier to go
Walking
straight north on 3rd street and jogging 1 block over to 4th street .I got
there easily. This is a well kept secret!
